There is a percentage of seedlings that will also be variegated.

I’d love to hear more about this tree. Do you have it planted in your landscape, or is it in a container?
I have a small plant in the ground, it should add a nice touch of color to an already attractive member of the elm family. The variegation is pretty sporadic, as you can see some leaves have a lot and some not so much.
Did you obtain it from a retail location? I have been looking everywhere for a tree (and I mean EVERYWHERE) for the last 6 months and cannot locate it anywhere in the country.
I got it mail order from plant delights, also the mail order nursery listed below had it lately, though shows sold out at the moment, those would be two nurseries you could contact and see if they have it available sometime.
